Новомодные веяния в дизайне интерьера квартир и, зачастую, их небольшой размер, наводит на мысль о перепланировке. В первую очередь кухни, так как по обыкновению они имеют весьма скромные размеры. Но существует целый ряд ограничений, которые контролируются различными службами вплоть до законодательных актов.
В первую очередь это безусловный запрет на снесение несущей стены. Манипуляции с ней приведут к потере жесткости конструкции всего здания, что чревато разрушением здания и жертвами. Единственная возможность воздействия на несущую стену, это составление проекта архитектурным отделом и заключение строго договора на выполнение работ. В этом случае допускается вырезать проем в стене, с последующим укреплением металлическими несущими конструкциями. Это дорого и не факт, что будет дано согласие на перепланировку в БТИ.
Еще один запрещающий момент. Это запрет на объединение смежных комнат при наличии на кухне газового оборудования. Придется устанавливать или электроплиту или выполнять монтаж подвижных перегородок. Иногда бывает достаточно установить плотно закрывающуюся дверь.
Запрещено увеличивать полезную площадь кухни за счет санузла. Нельзя располагать кухню на площади санузла и наоборот. Разрешено пристыковать к кухне коридор, прихожую или кладовку.
Не допускается перемещение мойки на свое усмотрение, кроме случаев, когда она передвигается вдоль стены. Это допустимо. Газовую плиту переставить тоже проблема. Для этого потребуется согласование и составление проекта.
Бурение штроб в несущей стене для проведения труб или проводки также недопустимо без проекта на перепланировку. Самостоятельный демонтаж вентиляции, а также ее перенос недопустим.
Разрешено объединение кухни с лоджией, при условии, что на несущую стену не будет оказано никакого воздействия. Обычно соединяют окно и дверь, получая вполне широкий и удобный проход. С балконом такие манипуляции не получатся. Несущая плита балкона не выдержит нагрузку после установки утеплителей и стеклопакетов.
На теплые полы тоже применяются ограничения. Недопустимо монтировать водяную систему, запитанную от общей отопительной системы дома.
Это далеко не все ограничения, связанные с перепланировкой кухни. Принимать решение стоит только после всех согласований и заключений соответствующих договоров.
